Անշարժ գույքի շուկան Հայաստանում շարունակում է աճել՝ գերազանցելով նախորդ տարվա ցուցանիշները

Հայաստանի անշարժ գույքի շուկան 2024 թվականին արձանագրել է զգալի աճ՝ ընդհանուր առմամբ իրականացվել է 247,916 գործարք, ինչը 12.88%-ով գերազանցում է 2023 թվականի ցուցանիշը։

Վերլուծության համաձայն, Երևանում կատարված գործարքները կազմել են շուկայի 27.79%-ը, մինչդեռ մարզերում արձանագրվել է 12.46% աճ նախորդ տարվա համեմատ։ Առավել ակտիվ շրջաններն են եղել Կոտայքը, Արարատը և Արմավիրը, որտեղ հատկապես բարձր է եղել բնակելի շինությունների և հողատարածքների վաճառքի գործարքների թիվը։

Գործարքների հիմնական միտումները

2024 թվականին առաջնային գրանցման գործարքներն աճել են 30.44%-ով, իսկ գրավադրման և օտարման գործարքները՝ համապատասխանաբար 18.77% և 9.34%-ով։ Միևնույն ժամանակ, օրինականացման գործարքների թիվը փոքր-ինչ նվազել է՝ 1.28%-ով։

Անշարժ գույքի առուվաճառքի ակտիվությունը հատկապես բարձր է եղել Երևանում, որտեղ կոմերցիոն և բնակելի անշարժ գույքի նկատմամբ հետաքրքրությունը շարունակել է աճել՝ պայմանավորված ինչպես ներդրումային ակտիվությամբ, այնպես էլ քաղաքաշինական ծրագրերով։

Շուկայի դինամիկան և գների փոփոխությունները

Բազմաբնակարան շենքերի բնակարանների վաճառքի գործարքները 2024 թվականին աճել են 24.64%-ով՝ պայմանավորված եկամտահարկի վերադարձման ծրագրի ավարտով, ինչը մեծացրել է բնակարանների նկատմամբ պահանջարկը։ Մինչդեռ, օտարերկրյա քաղաքացիների կողմից իրականացված անշարժ գույքի գործարքների թիվը նվազել է, ինչը հնարավոր է պայմանավորված լինի տնտեսական և քաղաքական գործոններով։

Գների փոփոխությունների առումով՝ 2024 թվականին Երևանի և մարզկենտրոնների բնակարանների 1 քմ-ի միջին արժեքը շարունակել է աճել՝ թեև ավելի դանդաղ տեմպերով։ Մեծամորում, Սևանում և Ջերմուկում գների աճը գերազանցել է 20%-ը, ինչը պայմանավորված է զբոսաշրջային և ներդրումային ակտիվության աճով։

2024 թվականի անշարժ գույքի շուկայի ակտիվությունը մեծապես պայմանավորված էր կարճաժամկետ խթաններով, ինչպիսիք են հարկային արտոնությունների ավարտը։ Այս համատեքստում կարևոր է երկարաժամկետ վերլուծությունը, որը թույլ կտա գնահատել շուկայի կայուն զարգացման հեռանկարները և կանխատեսել հետագա միտումները։
