Երևանի անշարժ գույքի առաջնային շուկայում բնակարանների արժեքի նվազում չի սպասվում

«Չնայած ամռան ամիսների նվազ ցուցանիշներին, ամեն դեպքում օգոստոսի վերջից ու սեպտեմբերի սկզբին նկատվում է որոշակի ակտիվացում։ Քանի որ եկամտահարկի հետ վերադարձի օրենքը մինչև տարեվերջ է գործելու, շատերը հասկանում են, որ շատ քիչ ժամանակ է մնացել ու անշարժ գույքի առաջնային շուկայից բնակարան ձեռք բերելու ցանկություն են հայտնում»,- Արմենպրեսի մամուլի սրահում հրավիրված ասուլիսում ասաց Հայաստանի անշարժ գույքի գործակալությունների ասոցիացիայի խորհրդի հիմնադիր անդամ Արսեն Ավետիսյանը՝  անդրադառնալով եկամտահարկի հետ վերադարձի մասին օրենքին, որը  մայրաքաղաքում գործելու է մինչև ընթացիկ տարվա վերջ։ 

Հայաստանի անշարժ գույքի գործակալությունների ասոցիացիայի խորհրդի նախագահ Արթուր Մնացականյանի դիտարմամբ, մինչև տարեվերջ առաջնային շուկայում ակտիվությունը կավելանա:

«Կառուցապատողների մոտ էլ կա այն ընկալումը, որ այս մոդելի շրջանակում Երևանում բնակարան վաճառելու վերջին հնարավորությունն է և հանդես են գալու տարբեր ճկուն առաջարկներով»,-ասաց նա:

«Այն քաղաքացիները, ովքեր ցանկություն ունեն եկամտահարկի հետվերադարձի օրենքի հնարավորություններից օգտվել ու մինչև տարեվերջ գույք ձեռք բերել, ապա խորհուրդ ենք տալիս շտապել։ Պետք է հաշվի առնել, որ բանկի կողմից ձևակերպումները 20 օրից ավելին է տևում։ Այնպես որ, այսօրվանից այդ աշխատանքներով պետք է զբաղվել, որ ժամկետների մեջ տեղավորվեն։ Վստահաբար, որքան տարվա վերջը մոտենա, այդքան ավելի է մեծանալու պահանջարկը»,-հավելել է Մնացականյանը:

Հայաստանի անշարժ գույքի գործակալությունների ասոցիացիայի խորհրդի հիմնադիր անդամ Ռուստամ Գրիգորյանը նշել է, որ  Երևանի անշարժ գույքի առաջնային շուկայում բնակարանների արժեքի նվազում չի սպասվում։

«Հնարավոր է կարճաժամկետ գնային որոշակի փոփոխություն լինի, բայց երկարաժամկետ կտրվածքով էական նվազում չեմ կարծում, որ լինի»,-ասել է նա:
