Ինչ պետք է իմանալ եկամտահարկից օգտվելու մասին

Եկամտահարկի վերադարձի շնորհիվ հազարավոր մարդիկ նոր բնակարան գնելու կամ տուն կառուցելու հնարավորություն ստացան, անշարժ գույքի առաջնային շուկայի զարգացումը նոր թափ ստացավ: 

Հաշվի առնելով նորակառույցներում բնակարանների ձեռքբերման նկատմամբ պահպանվող պահանջարկը՝ եկամտահարկի վերադարձից օգտվելու հնարավորությունը ներկայացնում ենք հարց ու պատասխանի տեսքով:

-Ե՞րբ կարող եմ օգտվել եկամտահարկի վերադարձից:

-Եկամտահարկի վերադարձից կարող եք օգտվել առաջնային շուկայից՝ անմիջապես կառուցապատողից անշարժ գույք՝ բնակարան, թաունհաուս, առանձնատուն ձեռքբերելու կամ կառուցելու դեպքում, եթե գույքի արժեքը չի գերազանցում 55 մլն ՀՀ դրամը:

-Ի՞նչ չափով եկամտահարկ կարող եմ հետ ստանալ:

-Դուք կարող եք ստանալ առավելագույնը վճարվող տոկոսագումարի չափով եկամտահարկ: Մյուս կողմից, հետ ստացվող եկամտահարկի գումարը չի կարող գերազանցել Ձեր վճարած եկամտահարկի գումարը։ Այսինքն, եթե վճարում եք 100,000 ՀՀ դրամ եկամտահարկ, իսկ տոոկսագումարը 120,000 ՀՀ դրամ է, ապա հետ եք ստանալու 100,000 ՀՀ դրամ։ Իսկ եթե եկամտահարկը 120,000 ՀՀ դրամ է, իսկ տոկոսագումարը՝ 100,000 ՀՀ դրամ, կրկին ստանալու եք 100,000 ՀՀ դրամ։ Եռամսյակային վերադարձի գումարը կազմում է առավելագույնը 1,5 մլն ՀՀ դրամ, բայց ոչ ավելի, քան ամսական 500.000 ՀՀ դրամ:

Վճարվող տոկոսագումարի նվազմանը զուգահեռ պակասում է վերադարձվող եկամտահարկը:

-Անշարժ գույքը կարո՞ղ է գտնվել ցանկացած վայրում:

-Այս պահին գումարի վերադարձից կարող եք օգտվել Երևանի՝ երրորդից բարձր գոտիներում, ինչպես նաև մարզերում գույքի ձեռքբերման/կառուցման դեպքում:

Նախատեսվում է, որ Երևանում օրենքը կդադարի գործել 2025թ-ի սկզբին:

-Ի՞նչ փաստաթղթեր է անհրաժեշտ ներկայացնել Հարկային մարմին:

-Եկամտահարկի վերադարձից օգտվելու համար Հարկային մարմին պետք է ներկայացնել մի շարք փաստաթղթեր՝ այդ թվում հիփոթեքի պայմանագրի և ժամանակացույցի բնօրինակ, սեփականության իրավունքի գրանցման պետական վկայական, անձը հաստատող փաստաթուղթ և այլն:

Առավել մանրամասն տեղեկատվություն Ձեզ կարող են տրամադրել ՊԵԿ-ում:

-Ի՞նչ պետք է անել պատասխանը ստանալուց հետո:

-Ձեր դիմումի պատասխանը ստանում եք այն էլ. հասցեին, որը նշել եք դիմումի մեջ: Հաստատման դեպքում ստանում եք հղում դեպի էջ, որտեղ յուրաքանչյուր եռամսյակի վերջում դիմում եք ներկայացնում եկամտահարկի վերադարձից օգտվելու համար:
