Անշարժ գույքի գների նվազում է սպասվում

Հայաստանում անշարժ գույքի շուկան կանգ է առել։ Այս մասին Sputnik Արմենիայի հետ զրույցում նշել է «Անշարժ գույքի բորսա» ընկերության ղեկավար Արտյոմ Պրիբիլսկին։

Ըստ ՀՀ Վիճակագրական կոմիտեի վերջին հրապարակման` անշարժ գույքի նկատմամբ իրականացված ընդհանուր գործարքների թիվը Հայաստանում այս տարվա սեպտեմբեր ամսին նախորդ ամսվա համեմատ նվազել է 2000–ով։

Ընկերության ղեկավարը հայտնում է, որ հատկապես Երևանում վերջին շրջանում բազմաթիվ շենքեր են կառուցվել, որոնց գները ոչ մի առնչություն չունեին իրենց շուկայական արժեքի հետ։

Այսպես օրինակ, այս տարի սեպտեմբերին Երևանի Կենտրոն վարչական շրջանում 1 քմ–ի արժեքը նախորդ տարվա սեպտեմբերի համեմատ աճել է 110 000 դրամով, այսինքն գրեթե 15%–ով։
«Նորակառույցների բավականին մեծ ծավալը դարձավ գների աճի լոկոմոտիվը, ու հիմա նրանք կարող են հանդիսանալ այն արգելակը, որ կհանգեցնի գների նվազմանը»,– մանրամասնեց Պրիբիլսկին։

Փորձագետի կարծիքով` մեկ–երկու տարվա մեջ ՀՀ տնտեսությունը չի կարող կտրուկ փոխվել կամ ընտանիքների բյուջեն չի կարող կրկնապատկվել կամ եռապատկվել։ Այդ պատճառով անշարժ գույքի անտրամաբանական գները մի օր սկսում են «խելքի գալ»։

«Ի՞նչ է նշանակում` գները կանգ են առել. այսինքն` բարձր գներ չկան հիմա շուկայում, գործարքները պակասել են, իսկ մի քանի ամսից, իսկ ավելի կոնկրետ` 2024 թ. կեսերին, անշարժ գույքի գները կսկսեն նվազել»,– ընդգծել է Պրիբիլսկին։
