Գործարքների նվազում՝ անշարժ գույքի շուկայում. 2021 թ. առաջին եռամսյակը՝ մինուսներով

Այս տարվա առաջին եռամսյակում անշարժ գույքի նկատմամբ իրականացվել է 40 494 գործարք: Ի տարբերություն նախորդ տարվա նույն ժամանակահատվածի, այս ցուցանիշը նվազել է 5,2 տոկոսով: Այս մասին տեղեկանում ենք Կադաստրի պետական կոմիտեի հրապարակած տվյալներից, որոնք վերաբերում են անշարժ գույքի շուկայում կատարած ուսումնասիրություններին: Հրապարակված տվյալներից պարզ է դառնում, որ 2021 թ. նշված ժամանակահատվածում 2020 թ. համեմատ 2226-ով քիչ գործարք է կատարվել: Մասնավորապես, մայրաքաղաքում անշարժ գույքի գործարքների թիվը նախորդ տարվա նույն ժամանակահատվածի համեմատ նվազել է 9,6 տոկոսով: Մարզերի դեպքում առավել էական նվազում է գրանցվել Շիրակի մարզում:

Այստեղ գործարքները նվազել են 18,3 տոկոսով: Եթե անդրադառնանք գործարքներին՝ ըստ տեսակների, ապա հրապարակված տվյալները փաստում են, որ ամենաշատ գործարքները գրանցվել են օտարումների դեպքում: Վարձակալության գործարքները կազմել են ընդամենը 6,2, գրավադրումները՝ 11,2, վերագրանցումերը՝ 8,5, իսկ ժառանգության գործարքները 17, 3 տոկոս: Օտարման դեպքում այդ մասնաբաժինը 36,9 տոկոս է: Միևնույն ժամանակ, 2020 թ. առաջին եռամսյակի համեմատ օտարման գործարքները նվազել են 8,7, առուվաճառքներինը՝ 8,3 տոկոսով: Վարձակալության գործարքները նույն ժամանակահատվածում նվազել են 29,8, գրավադրման գործարքները՝ 20,9 տոկոսով:

Ավելացել են միայն օրինականացման, ժառանգության և առաջնային գրանցման գործարքները: Ինչ վերաբերում է գործարքների բաշխվածությանն արդեն ըստ գույքի տեսակի, նշենք, որ այս պարագայում ամենաշատ գործարքները բաժին են հասել հողերին: Այդ գործարքները հարյուր տոկոսանոց սանդղակի մեջ կազմել են 38,1 տոկոս այն դեպքում, երբ բնակարանների գործարքները կազմել են 25,9, ավտոտնակներինը՝ 3,8, հատուկ նշանակության շինություններինը՝ 8,2, իսկ բնակելի տներինը՝ 21,8 տոկոս: Իսկ արտադրական նշանակության շինությունների դեպքում գործարքների մասնաբաժինը չնչին է՝ կազմել է ընդամենը 2,2 տոկոս: Միևնույն ժամանակ նշենք, որ բնակարանների գործարքները նվազել են 10,5 տոկոսով, քանակային առումով՝ 1233-ով: Անհատական բնակելի տների գործարքները նվազել են 7,3 տոկոսով կամ 694-ով: Նվազում է գրանցվել նաև արտադրական, ինչպես նաև հասարակական նշանակության շինությունների գործարքների պարագայում:

Հողային գործարքները նվազել են 2,5 տոկոսով: 23, 5 տոկոսով աճ է գրանցվել միայն ավտոտնակների դեպքում: Չնչին՝ 0,8 տոկոսով աճ կա նաև գյուղատնտեսական նշանակության շինությունների գործարքների պարագայում: Ինչպես օտարման, այնպես էլ առքուվաճառքի դեպքում ամենամեծ մասնաբաժինը հողային գործարքներին է բաժին հասել: Հարյուր տոկոսանոց սանդղակում 44,5 տոկոսը հողերի գործարքներն են: Այդ սանդղակում բնակելի տների գործարքները կազմել են 14,8, ավտոտնակներինը՝ 6,2, բնակարաններինը՝ 28,3 տոկոս: Նշենք, որ բնակարանների առուվաճառքն այս տարվա առաջին եռամսյակում նախորդի համեմատ նվազել է 16,2 տոկոսով, իսկ անհատական բնակելի տների գործարքները նվազել են 11 տոկոսով: Արտադրական նշանակության շինությունների գործարքները նվազել են 14,3, հասարակական նշանակության շինություններինը՝ 9,4, հողերինը՝ 5 տոկոսով:
