Իրավիճակն ու գներն անշարժ գույքի շուկայում. երբ բնակարան գնել

Երևանում բնակարանների վարձակալության գները նվազման միտում են դրսևորում, դա տեսանելի է հատկապես Կենտրոն վարչական շրջանում։ Lragir.am-ի հետ զրույցում այս մասին ասաց «Կենտրոն» անշարժ գույքի գործակալության տնօրեն Վահե Դանիելյանը։ Նրա խոսքով՝ ստեղծված ճգնաժամային իրավիճակում Երևանում բնակարանների վաճառքի գները ևս սկսել են նվազել։ «Մեր հաշվարկներով՝ մինչև տարեվերջ 30 տոկոս գների նվազում կլինի։ Վարձակալության շուկայում արդեն իսկ կարելի է ասել գները նվազել են։ Մասնավորապես, Կենտրոնում արդեն 50 տոկոսով վարձակալության գները նվազել են, քանի որ արտերկից մարդ չկա երկրում»,- նշեց նա։

Ըստ մասնագետի՝ կանխատեսվում է, որ կնվազեն մասնավորապես կիսակառույց շենքերում բնակարանների գները։ «Այդ նորակառույցների շինարարությունը շատ կհետաձգվի, դրա համար խորհուրդ չեմ տալիս կիսակառույցներում բնակարաններ գնել։ Այդ շենքերում բնակարանների կեսն արդեն իսկ վաճառված է, այսինքն՝ մարդիկ արդեն խնդիր ունեն, եթե շինարարությունը պետք է ավարտեին 2 տարում, այս պայմաններում գուցե 5-6 տարում ավարտեն»,- ասաց նա։

Վահե Դանիելյանը նաև նշեց, որ անշարժ գույքի առք ու վաճառքի գործարքները ևս նվազման միտում ունեն։ Նվազման ամենամեծ ցուցանիշը եղել է ապրիլին, իսկ մայիսին կանխատեսվում է 10-20 տոկոս նվազում։ «Ճիշտն ասած, ես ավելի վատ սցենար էի կանխատեսում, բայց գործարքների առումով իրավիճակը սպասվածից լավ է։ Բայց հաշվի առնելով, որ այս վիրուսը շատ վտանգավոր է, և ոնց հասկանում ենք, արդեն երկրորդ փուլ է մտնում, այս ճգնաժամը շատ ծանր հետևանքներ է թողնելու ոչ միայն անշարժ գույքի շուկայի, այլ նաև տարբեր ոլորտների վրա»,- հավելեց նա։

Կադաստրի կոմիտեի ղեկավար Սուրեն Թովմասյանը ևս փաստում է, որ անշարժ գույքի շուկայում գործարքների թվի նվազում կա, բայց ասում է՝ կանխատեսումներ անելու համար դեռ վաղ է։

«Որպեսզի կարողանանք ռեալ վերլուծություն կատարել, մեզ պետք է մի քանի ամսվա տեղեկատվություն կուտակել։ Ներկա պահին մենք կարող ենք փաստել միայն մեկ բան, որ գործարքների թվի որոշակի նվազում կա, որը կապված է արտակարգ դրությամբ պայմանավորված սահմանափակումների ու մարդկանց տեղաշարժի հետ։ Բայց տենդենցն այն է, որ գործարքների քանակը կամաց-կամաց ավելանում է։ Բայց ավելանալով՝ ինքը ինչ շեմի վրա կկանգնի, դրա համար մեզ անհարաժեշտ է ժամանակ, որ կարողանանք մի քանի ամսվա տվյալներ վերլուծել»,- ասաց նա։

Ինչ վերաբերում է կանխատեսումներին, որ մինչև տարեվերջ գների մոտ 30 տոկոսանոց նվազում կլինի, Սուրեն Թովմասյանն ասաց, որ այս փուլում հնարավոր չէ նման պնդում անել։ «Գործարքների քանակը մեր պաշտոնական էջում օրվա կտրվածքով հրապարակվում է։ Եվ օրական մոտավորապես 2500 դիմում է ստանում Կադաստի կոմիտեն բոլոր ուղղություններով՝ սեփականության իրավունքի գրանցում, այլ տեղեկատվության հարցում»,- հավելեց նա։
